Jennifer Cooke

Jennifer Cooke is a partner in the commercial property team based in our Grimsby office.

She has worked in property since 2012 and qualified as a solicitor in 2013. Jen specialises in new build development and has a background in residential property. She can deal with site set-up through to onward plot sales, for both local and national house builders. She also advises on infrastructure and planning agreements.

Site set-up and development work

Her work frequently focuses on-site set-up and development. She is able to advise on all aspects of developing new sites including drafting plot contracts, transfers, and leases. She deals with a variety of different schemes, including help to buy, first homes, and shared ownership.

She advises clients on consumer code and new home quality code requirements, while also advising on lenders handbook requirements. Her work also includes managing deeds of variation, first registration, and transfers of open space.

Jen often advises on land registry issues and complex legal titles. She is heavily involved in freehold reversion transfers as well as transfers of open space.

Infrastructure and planning agreements

She is particularly adept at reviewing and advising on section 38 agreements, allowing developers to obtain permission from councils to develop highways and roads. She also advises on section 104 agreements and sewer diversion agreements.  

Residential conveyancing

Jen advises on matters where commercial and residential property overlap. She helps her commercial clients with both freehold and leasehold residential sales and purchases. She also assists in buy-to-let properties, for those looking to expand their property portfolio.

As part of this work, she regularly advises on transfers of part, transfers of equity, and unregistered land.
